To login to your Gassen online account, please go to https://gassen.appfolio.com/connect/users/sign_in or go to www.gassen.com and click on Homeowner Login. If you have forgotten your password, select “Forgot Password” to receive an email with a link to reset it.
Login to AppFolio on a computer or through the mobile app.
On the Home Screen, Click Maintenance Request.
Fill out the section under create a new maintenance request with as much detail as possible. Please include, location of the concern, pictures, detailed information, etc.
Your Association Manager will review your Governing Documents to determine responsibility for this request.
Your Association Manager will notify you that the request was received and let you know what action will be taken.
Document orders are placed through a third-party vendor online. These packages or individual requests can be ordered by clicking on the "Order Documents" tab on the Gassen website (www.gassen.com) Or you can go to https://gassen.condocerts.com/resale/. Once you get to Condo Certs, you can place an order by Registering on CondoCerts.
On Condo Certs there are many different packages you can choose from. The two most common packages are listed below. We recommend the Resale Disclosure Package.
• Resale Disclosure: This package includes: Balance Sheet, Budgets, Certificate of Insurance, Current Unaudited Financial Documents.
• Resale Disclosure Package: This package includes: Dues Letter, Balance Sheet, Articles of Incorporation, CCR/Declaration, budgets, Bylaws, Certificate of Insurance, Current Unaudited Financial Documents, Resolutions, Rules and Regulations, Reserve study (if available), and 12 months of Meeting Minutes.

Once you are logged in, you will select Set Up Autopay
On the next screen, you will need to choose how you want to make your payment. You can select “Pay via Card” or “Pay via eCheck”
For eCheck payments, a $2.49 AppFolio fee is applied for each transaction.
For credit card payments, a 2.99% AppFolio fee is applied for each transaction $3.50 minimum charge.
For debit card payments, a $9.99 AppFolio fee is applied for each transaction.
After you have selected how you want to make your payment, you will enter your payment information. Once the payment information has been entered, you will select Continue.
Once you have selected Continue, you will need to give the payment a name. This can be whatever you would like, but it will likely appear in your bank statements. Most homeowners just put HOA Fee.
You will then select the date the payment will pull each month. We recommend that you select a date before the late fee date.
The default payment day is the day after you create the payment. Be sure to verify this.
Note: If you select a day after the 15th of the month, next month’s association dues will show on your account.
Next you can select how much you want to pay. You can select Full Balance or a specific amount.
Note: If you select Full Balance, it will ask you for a Maximum Limit amount. The system will automatically enter a number based on your current association dues.
Note: If you enter a specific dollar amount, it will be your responsibility to make sure to login to change the amount if the association dues increase.
Once you have entered and reviewed this information, you will select Create Autopay.You will receive confirmation that the payment has been set up and what day of the month it will pull.

Once you are logged in, you will go to the Payments page. If you are using a computer, this will be on the left-hand side. If you are using a smartphone or tablet, you will select the 3 lines in the corner to pull up the menu.
On the Payments page, you will look for the box that is labeled “Scheduled Payments” and select Edit.
If you have to change billing information, you will select Create New Payment Method. If you are not changing billing information, you will select Continue.
If you are changing billing information, you will enter the information that it asks for.
On the next screen, you will have the options to change the payment amount under “How much do you want to pay?” and when you want to make the payments.
a. If you are changing the payment date, you can select the calendar icon to select a new date.
b. If you change the amount, you will have the following options:
i. If you have Full Balance selected, you have the option to change the maximum
amount if the association dues are higher than the previous amount listed.
ii. If you have selected Specific Amount, you will need to enter the new dollar amount you wish to pay.
Once you have entered and reviewed the edited information, you will select Update Auto Pay. You will receive confirmation that the payment has been changed.

Please be sure to include the property ID # and your account ID on the memo line on your payment. You will make your payment payable to your association. If you don’t know your property ID # or account ID, please contact client support at 952-922-5575 or at clientsupport@gassen.com.

Fill out the section under create a new architectural request with as much detail as possible.
Your Association Manager will review your Governing Documents to determine responsibility for this request.

Once logged in, you will select Shared Documents.
From there you can select the folder that you want to view.
To login to your Gassen online portal account on Appfolio, we need to have an email address linked to your account. Once we have your email address on file, we will send you an activation email. Within the email, there will be a blue “Activate Now” button. You will need to select the blue button. Once you have selected the blue activate button, you will need to select a password of your choice. Once you put in your password, you are now logged in.
The associations governing documents set the requirements for the association master policy coverage which in turn determines the coverage that a homeowner must carry. In the event of a claim, the board reserves the right to assess each homeowner a portion of the master deductible. Without adequate loss assessment coverage on your HO-6 policy, you may be required to pay this assessment out of pocket.
Please contact your personal agent to verify that your HO-6 policy includes this important coverage. A HO-6 Policy adequately protects yourself from a special assessment due to wind or hail if the association were to file a claim. Proper coverage comes from your personal agent and without this coverage, you may be required to pay the assessment out of pocket. Most master policy insurance deductibles for wind and hail claims are based on a percentage of the building values which can result in special assessments for each homeowner in the thousands of dollars. It is critical for every HOA homeowner to be educated on the importance of having the proper HO-6 policy
