About the Role
The Covenant Compliance Inspector is responsible for conducting exterior inspections of townhomes and common interest communities to ensure compliance with governing documents, architectural standards, and community rules. The role supports enforcement consistency, resale disclosure accuracy, and preservation of community standards.
This position is field-based and requires daily travel within assigned communities.
Key Responsibilities
Field Inspections:
Conduct scheduled and routine exterior covenant compliance inspections
Perform resale-related compliance inspections in support of Minnesota disclosure requirements
Document violations with photographs and detailed written reports
Verify correction of previously cited violations
Documentation & Reporting:
Enter inspection findings into property management software (AppFolio)
Maintain accurate, defensible inspection records
Coordinate with Community Managers regarding escalated enforcement actions
Homeowner Interaction:
Communicate professionally with homeowners regarding violations
Provide clarification on HOA standards when appropriate
Coordinate access when required for limited common element areas
Administrative Support:
Assist with architectural control verification
Support preparation of resale disclosure documentation
Participate in board meetings when requested

$24.00 - $26.45 per hour
Requirements
Required
2+ years in property management, construction, building inspection, facilities maintenance, or related field
Strong observational and documentation skills
Working knowledge of basic exterior building components (decks, doors, windows, concrete, fencing)
Proficiency with mobile apps, tablets, and reporting software
Valid driver’s license with clean driving record
Preferred
Prior HOA or community association experience
Construction or trades background
Conflict de-escalation experience

Physical Requirements
Extensive walking (2–5+ miles per day)
