“Isn’t that what my property manager is for?”
Property managers can solicit bids, but it is not their area of expertise. Some management companies charge an additional mandatory fee to have a property manager oversee large projects or force the use of a project management department altogether. In contrast, Gassen provides project management as an optional service with project managers whose sole focus is to obtain bids, negotiate pricing, handle all communications, provide updates, quality control, and to take care of our clients.
“Project Management sounds great, but how do we justify the cost to our homeowners?”
Project Management offsets its costs by leveraging vendors, saving 5-15% on project price, covering the project management fee. The association then still receives the added benefit of project management handling communications, supervising vendors, progress reports, and quality control.
“What if we already have our own vendors we like and trust?”
Project Management is happy to include any board-preferred vendors in the bidding process and will manage that vendor if selected by the board.
