Both Mary and Larry were amazing in their responses to the long list of discussion topics for the first Board meeting of the year (April), which always has a ton of proposed projects that need status information, estimates, etc. They made an extra effort to research, and we received everything we needed to make our decisions and kick off the yearly maintenance.
Larry and Darlene also got kudos for dreaming up and creating the “fountain” in the west holding pond out of existing materials, which is keeping the water moving and creating a nicer view for the third floor owners. And Larry was able to replace the broken lamp by the driveway entrance, again using an existing light and a $75 mounting plate. Larry’s maintenance know-how, do-it-yourself attitude, and innate frugality saves us SO much money.

Jodie Woodrow is the BEST Property Manager, I, as President of the Association, have ever worked with, and I have worked with six different Property Managers. Immediate response, proactive, organized, excellent follow through. She keeps detailed records and calendars. She returns calls and emails ASAP. Excellent communicator and writer too. Gassen is the professional Property Management we have searched for meeting all our needs and expectations.

Jodie is the primary reason we stay at Gassen and although we could find services at a less expensive company, we believe she adds so much value that it is worth staying. We have been very satisfied with Gassen also, whether it be the ever changing supervisors to Jodie, or the accounting department. We appreciate the stability of the same Property Manager so a history and relationship can be built with one person.

I’m sure that you get a lot of “request” to do this or that, well I am one of those and just last week: I requested someone to get out to our Condo and clean the ice off the roof because the water was leaking down our walls. The next day I requested an estimate as to when they would be there and walked out the door for most of that day. When I returned I had an answer from you and a message from our renters. You said “it would be this same day”, our renters said “they came at eight o’clock and did a great job”.
This is the second time I’ve asked you for something and the response has been GREAT. I just wanted to thank you for your service and expertise. It is a pleasure doing business with you Peggy.

MAINTENANCE
I keep forgetting to let you know this, but…Friday a workman from Gassen came by to look at our door knob. He said it was bent off track and straightened it. Wow! It works. The funny thing is I had two previous handymen look at it – one oiled it and it still didn’t operate right, the second said he needed a part and didn’t come back. So if anyone says Gassen workmen don’t know what they are doing I challenge that. I can’t believe that’s all it was and the other two never thought of it. Kudos for Gassen and the workman who took care of it in less than 10 minutes.

Gassen Maintenance did a wonderful job of restoring our condominium building after a fire and resulting smoke damage. The fire and its aftermath were very stressful for residents. But the maintenance director worked tirelessly with our master policy adjuster to be sure that all repairs to common areas and individual condos were covered. Ralph and his crew sealed, painted and cleaned every surface in our condos – they are perfect, you’d never know there had been a fire. Crew members went out of their way to accommodate homeowners, their concerns and their schedules, getting us back into our beautiful clean homes as quickly as possible. They were absolutely great to work with. And the building hasn’t looked this good in years!

I’m a homeowner at Canabury Square Condo and my unit is one of the units in the affected area from the fire. I wanted to email you and let you know that I was so impressed with our property manager’s performance with our crisis.
I went to the Canabury early Wednesday morning and was there when our property manager first arrived. She came in, took a deep breath, and immediately went to work. She didn’t even have time to eat lunch until after 3 pm. I was the CSCA board president last year and offered to help her wherever I could yesterday. I was able to get a firsthand view of what all needed to be done and how she was coordinating everything. She seemed so calm and professional the whole day.
I’m so glad we have her as our property manager. I have every faith in the world that the affected units will become “habitable” as soon as possible.
She did a superior job yesterday! She worked non-stop and still maintained a sense of calmness and control. That is extremely difficult to do in those situations. I’m so happy I was able to be a part of yesterday and witness that kind of leadership!

Homeowner in a fire situation
Our management company was aware of the fire and took control of the situation beginning Tuesday night. The Maintenance Coordinator was on-site as the fire was being put out. Our building manager spent the day on site Wednesday and Thursday and did a superb job of coordinating the work of all of the difference governmental agencies, construction companies, insurance companies, media and CSCA staff, as well as taking calls from and giving information to displaced owners.

Kudos to Gassen Maintenance for the work on the eyebrow roof repair at Rice Lake North. They did an excellent job tying into the existing/remaining roof structure. Soffits and fascia are installed, as are the shingles. The only work left to be done appears to be replacing the gutters and the down spouts.

On December 16, 2010, our condo building of 18 units experienced a fire in one unit on the first floor. Even though the fire itself was contained to the one unit, our entire building had very bad smoke damage, and the odor was unbearable. Needless to say, all the residents were devastated, and worried about their personal property as well as the building itself.
Once Gassen Company Maintenance people arrived to begin renovation, changes rapidly began. The common area carpeting and wallpaper were removed, which not only brightened and cleaned up the area, but improved the odor from the smoke immensely. They had the right products to remove the smoke odor and the black soot. They completed gutted the unit the fire was in, and that unit is now ready to be lived in again and is beautiful. The owner is very pleased.
Gassen’s crew was delightful and easy to work with, very friendly and helpful to all homeowners. I would highly recommend Gassen Maintenance to work on your site to get the job done as quickly as possible. Their workmanship is excellent!

I just could not let one more minute go by without telling you of an experience I had with one of your employees this morning. I am the Realtor representing a property on Nathan Lane that you manage and was in need of condo documents and a resale disclosure certificate. As a 55 year old I often have trouble navigating websites and as usual I couldn’t figure out how to find and pay for all of this online at your site. So, I was referred to a property manager who could not have been more helpful, kind, pleasant and accommodating. I want you to know that from my vantage point, she is an employee that is an extraordinary ambassador for your company and your reputation as a business. Never in my experience thus far with property claims have I ever had or been in contact with such a proactive association! Not only did the [homeowner] explain to me that your management crew sent someone out right away but I came to find out it was late on a Friday evening when you were having a holiday party. Not only did you immediately address the homeowner’s needs but you sent someone out to meet with them that night.
I am so impressed with the ease and ‘common’ sense’ approach your company has and continues to take with this situation. So many other associations out there leave the homeowner alone with damage-rarely offering any assistance and certainly not such immediate assistance.
